Falkenried

From historic tram factory to urban quarter

The spirit of the old factory still pervades the 50,000-square-meter site in the Hamburg-Hoheluft district. Following the closure of the tram factory in 1999, Bayerische Hausbau Development acquired part of the site and set about revitalizing the historic area. Within the framework of an international architectural competition, the industrial monument was transformed into a unique residential quarter: What was at the time Hamburg's largest urban residential development project created an urban mix of space in which to work, live, shop and go out.

 

Four new buildings were built on the site belonging to Bayerische Hausbau. The condominiums are in a class of their own: The rooftop terraces of the penthouse apartments in the 14-storey Tower building boast a panoramic view over the harbor, while residents in the sun-filled apartments in the Light House building can watch the Isebek canal flow by. The two office buildings, Office 1 and Office 2, which are home to offices, medical practices and several restaurants, open onto a central square, the Falkenried Piazza.

Creation of new public space

The site, which was fenced off for over a century and remained closed to those living in the area, is now a vibrant, traffic-calmed and green part of the district. A network of paths has created new public spaces. Rows of small-scale townhouses preserve the character of the area despite the high degree of densification . Workman's houses, offices and industrial monuments were treated with respect; the historic is complemented by the modern.

Following completion in 2004, the project was awarded the Deutscher Städtebaupreis (award for urban development), the oldest and most prestigious award of its kind – thus setting a precedent for numerous future urban developments.
