ESG and project development: The challenges are huge

How can not only the construction of buildings and entire urban quarters but also their operation be made sustainable? These are key questions for real estate companies like Bayerische Hausbau Development. As the challenges facing the construction and real estate industries are huge, it is intended that properties in Germany be operated in a CO2 neutral manner by 2045 and that CO2 emissions be reduced by 65 percent by 2030. Approximately 80 percent of the properties that will be standing in 2050 have already been built today. There are also other sustainability issues. How can companies act in a sustainable  manner in the context of both society and their company, for example with regard to their own employees' satisfaction and supply chains?

 

ESG Report 2023

Bayerische Hausbau Development is on its way to bringing the company into line with sustainable strategies and objectives. Approval of the sustainability strategy at the beginning of 2022 consolidated existing goals and measures. These are subject to ongoing further development and are increasingly being incorporated into day-to-day business processes.  The publication of our second sustainability report enables us to provide a transparent report on our initial successes and the path to greater sustainability with regard to Bayerische Hausbau Development's business processes.

Sustainability as a key corporate objective

Bayerische Hausbau Development is rising to these considerable challenges and developing solutions to meet them at every level – from day-to-day office life to the planning of residential developments. Sustainability is a key corporate objective at Bayerische Hausbau Development. Although the transformation process entails numerous challenges, they are easily outweighed by the opportunities and benefits gained. We are aware that we can only be successful in the long term if we focus on sustainability-oriented values and priorities.

 

ESG at Bayerische Hausbau Development: some of our objectives and measures

Bayerische Hausbau's sustainability efforts make use of the well-known ESG framework. The design of future-oriented urban quarters, sustainable construction and decarbonization throughout the product lifecycle form the core of Bayerische Hausbau Development's sustainability strategy.

 

Environmental (E)

Certification

100% of the new office construction projects planned since 2022 will achieve a minimum building sustainability certification level of DGNB Gold or LEED Platinum.

Climate change

We prepare a lifecycle assessment for each project and identify potential for optimizing CO2 emissions in the context of operation and construction. A comprehensive CO2 strategy will be completed by the end of 2024.

Energy

The aim is to pursue an energy concept that makes use of renewable sources for not only urban developments and new buildings but also development projects involving existing buildings. It is intended that the heat supply for newly built properties be climate neutral by 2030, or that they be connected to a local/district heating network, whose climate roadmap aims to achieve net-zero CO2 emissions by 2045 at the latest.

Biodiversity

Every newly constructed building has a significant impact on the environment and can affect the diversity and health of ecosystems and their species. The measures we take for new builds are intended to provide fresh impetus, set new standards and make a contribution to the development, preservation and expansion of biodiversity.

Water

We reduce water consumption in our buildings using water-saving fittings with maximum flow rates in accordance with the EU taxonomy, DGNB/ LEED. We also incorporate rainwater utilization concepts in our project developments (wherever possible) and try to develop buildings that are not only water efficient but also climate resilient.

 We are conducting pilot projects that make it possible to measure recyclability and identify potential for optimization.

Huthmacher-Haus Berlin: partial renovation with materials awareness

A pilot project that addresses the topics circular economy and urban mining in existing buildings

Bayerische Hausbau Development always keeps an eye on the potential for improving sustainability when it comes to its development projects. During partial renovation of the Huthmacher-Haus in Belin City West, Bayerische Hausbau is working together with innovative companies to carry out an analysis with regard to the circular economy and urban mining. The aim of the pilot project is to analyze existing components and building materials used, thus enabling the issuing of a building resource passport in which the building materials are evaluated in terms of their recyclability. The data collected is uploaded to the Madaster building database, which makes available a wide range of building data that is useful in the context of project development.

Our social commitment

As a company that shapes the everyday lives of numerous people, not only with its buildings and development projects but also as an employer, Bayerische Hausbau Development is also aware of its social responsibility. Which is why the company has supported associations and local initiatives, in particular in its home market Munich, ever since it was founded in the 1950s. Today, two foundations are of particular importance and form part of the Schörghuber Group and Bayerische Hausbau Development's social commitment: the Josef Schörghuber-Stiftung für Münchner Kinder and the Stefan Schörghuber Foundation, which is helping enable construction of the Sternenhaus at Munich's Nockherberg.

 

Sternenhaus at Munich's Nockherberg

The Schörghuber family established the Stefan Schörghuber Foundation in 2019. Its purpose is to promote youth welfare and education, as well as science and research, in Germany. Focus is placed on providing support to facilities and projects that help children, adolescents and families, for example the Sternenhaus at Munich's Nockherberg. The building sponsored by the Nicolaidis YoungWings Foundation will serve as a meeting place for children, adolescents and families mourning the loss of a loved one.

Josef Schörghuber-Stiftung für Münchner Kinder

The Josef Schörghuber-Stiftung für Münchner Kinder was founded on 26 July 1995 at the initiative of Josef Schörghuber. The purpose of the foundation is to make it possible for disadvantaged children and young people in Munich to participate in programs and activities organized during the school holidays. The funds, which are distributed annually and are also collected with the support of Bayerische Hausbau, come primarily from donations, which flow directly into the activities organized during the school holidays for children and adolescents from socially disadvantaged families without any deductions made for administrative costs.
