Residential development at Nockherberg

Nockherberg: 1,500 residential units and a public park

Bayerische Hausbau Development has created a residential complex for approximately 3,500 people on what was previously the business premises of the Paulaner brewery. By 2024, state subsidized and privately financed residential units, four daycare centers, retail units, cafes and restaurants, a local supermarket and over 14,000 m² of public green space and communal rooftop areas had been built on the almost completely sealed Nockherberg site. A new network of paths connect the upper and lower Au districts.

A unique feature of the urban development is the Sternenhaus, a project for the Nicolaidis YoungWings Foundation that is being implemented by Bayerische Hausbau as developer. The building will provide a place for children, adolescents and families mourning the loss of a loved one to meet.

Diverse architecture and bright colors

The different styles of the architects involved in the project are reflected in the varied and detailed facades. There is also no shortage of color: the Welfengarten is green and aubergine, Am Alten Eiswerk is red, and the buildings in the Nockherberg subdivision in the middle of the site are in natural sandstone tones.

The development of the project at Nockherberg was preceded by years of public participation. This enabled the public to give voice to their concerns and contribute ideas during the two-stage urban development and landscape planning competition and numerous information events, thus helping shape the architects' designs.
