Rappenweg

A new urban quarter in the east of Munich

A new residential and commercial development is being created on the eastern outskirts of Munich, in and around Rappenweg. In October 2022, the city council passed a resolution on the development plan, which tasks the administration department with drawing up a development plan for the site. A fundamental aim is to place urban development on a new footing: the area in and around Rappenweg is currently dominated by small businesses. Local politicians have long called for a restructuring of the area south of Riemer Park.

 

Bayerische Hausbau is one of several landowners and owns approximately 40 percent of the land.

The map shows the area in the Trudering-Riem district for which the future development plan will be drawn up.

Key aspects of the development project

High-quality urban development

The aim is to create a contemporary, sustainable, ecological and sound urban planning concept comprising commercial and residential space, the requisite infrastructure and local amenities.

Mobility

Focus within the framework of the urban development project is placed on modern-day mobility. Provisions are to be made for both footpaths and bike paths (in particular a fast interurban bike path from Munich to Ebersberg) and for the implementation of a mobility concept based on public and other means of transport that is climate and eco-friendly as well as energy efficient. In-depth studies will indicate how the planning area can best be developed and how the railway line to the south can be incorporated.

Open spaces and boundaries

Public green and open spaces where people will enjoy spending time are needed – as well as a suitable segue into Riemer Park. An appropriate boundary is to be created where the quarter borders on the municipality of Haar/district of Gronsdorf.

What comes next?

To date, the city council has only passed a resolution regarding the development plan and not – as is usual –  the urban development framework decision. The requisite key data, which provides information on the number of apartments or size and type of business, for example, is currently being compiled. As is customary, an urban and landscape planning competition will be held, the results of which will provide the basis for the development plan. Preparation of this development plan will take at least three to four years, which is not unusual for projects of this size. It can therefore be expected that development plan be approved and construction work start on the site in the second half of the 2020s.
